Order and cancellation conditions

The reservation is binding once you have made the reservation. Payment is due at the time of booking. Free cancellation 60 days before booking. The villa is available from 4 pm and handed over by 12 noon on the day of departure, unless otherwise agreed. The accommodation capacity of the villa is 14 people, which must not be exceeded. Please note that the villa is located in a populated area and the time between 22-07 should be quiet down. The areas outside the plot are private and no movement is allowed.


Paytrail Oyj (2122839-7) cooperates with Finnish banks and credit institutions as the payment service provider. Paytrail Oyj appears as the payee on the account statement or card invoice and forwards the payment to the merchant. Paytrail Oyj has a payment institution license. In the event of a complaint, please contact the product supplier in the first instance.

On the day of the start of the booking, you will receive a message on the phone detailing the entry. Be sure to verify the correct telephone number when booking.


If payment is not made at the time of booking, Villa Griini Oy has the right to cancel the booking and invoice a processing fee of EUR 100. If the booking is canceled less than 60 days before the start of the rental, Villa Griini has the right not to refund the tenant’s payments

The villa owner may cancel the paid reservation in case of Force Majeure. Force majeure includes, for example, unforeseen damage to the property (eg water damage, vandalism, fire), in which case Villa Griini cannot guarantee safe and high-quality accommodation. Villa Griini will notify the renter as soon as possible and refund the accommodation price, or agree on a new date.

If the tenants cause unreasonable noise or disturbance to other actors in the environment, Villa Griini has the right to terminate the contract immediately. In this case, the villa must be handed over immediately and the rent will not be refunded on any scale.


Bed linen is always made in the beds and towels for 14 people are included in the rental price. Final cleaning is included in the price, but general cleanliness must be good. This means that

  • the furniture is in place
  • bottles and cans are collected on kitchen counters/are in bags
  • the towels are in the space provided for them
  • the dishes are in the dishwasher / sink / cabinet
  • the yard are is clean and cigarette butts, snuff and bottles have been collected

If at the end of the rental period the cleanliness of the property does not correspond to the above, the owner has the right to charge an additional cleaning fee of 100 € / hour. If the site or any furniture or other important part, which affects the comfort of the next tenant has been broken, the owner has the right to charge the prospective tenant for the costs of repairs and any delays.

If the outdoor hot tub is dirty or requires water change or other significant maintenance / cleaning work, the owner has the right to invoice the costs incurred. For example, if the pool is vomited, the customer will be charged € 400 for water and filter replacement and the next customer will be reimbursed if the pool cannot be used. Vomiting and other secretions in the pool must always be reported to the owner as soon as possible.

Pets and smoking is prohibited.


The tenant of the villa is responsible for all damages to the villa, furniture and the villa area during the rental period and the person liable for damages. If the damage is caused by indifference to another’s property, the matter is treated as vandalism, which is always reported to the police and for which compensation is claimed in addition to the repair costs.

The customer is also liable if the villa is left in an untidy condition and the normal cleaning time is not sufficient to clean it.

Damage must be reported immediately to the owner.

Smoking is prohibited indoors. If the ban is violated, a ventilation fee of € 400 will be charged. If the smell does not come from ventilation, measures will be charged to make the villa odorless from 150 € / hour plus the necessary materials and other supplies.


Accommodation capacity must not be exceeded (14 people). One (1) caravan may be parked in the yard for a maximum of six (6) people.


In the event of Force Majeure, the landlord is not obligated to compensate for the sudden change of villa or to compensate for the breakage to the tenant. The owner (Villa Griini) reserves the right to cancel the booking if Force Majeure materializes.


If no agreement is reached with the owner and the tenant within the framework of this agreement and by negotiation, the matter will be resolved in the Central Finland District Court.


Any breakages or other defects / damage observed in the villa must be reported immediately to the owners.
